Mountain House at Muir Beach —Policies, Procedures, Restrictions and Cancellations

Please review all Policies, Procedures,  Restrictions and Cancellation Policy prior to booking a rental. The following includes answers to frequently asked questions as well as other important information and advisories. In booking your stay at Mountain House at Muir Beach you agree to all terms, conditions, policies and restrictions outlined on this page.

Mountain House at Muir Beach Business Office Hours: 9 a.m. to 6 p.m. Monday —Saturday.

Regular and After Hours Key Pick Up: It is imperative that you contact us several days before your stay for instructions on rental packet and key pick up. Call during office hours 9 a.m. to 6 p.m. Monday — Saturday or email.

Keys: The rental packet will include 2 sets of keys. Additional sets of keys are available by prearrangement.

Check In/Check Out: Check-in 4 p.m. Check-out 10 a.m. during Summer and Holiday Season, 1 p.m. during Non-Summer and Non-Holiday Season, providing a guest is not checking in the day you depart. Requests for early check-in and/or late check-out will be accommodated when possible.

Minimum Stay: From June 10 through Labor Day and on all holidays there is a one-week minimum. After Labor Day through May (except for holidays), there is a two night minimum. During holiday weeks of New Years, Christmas and Thanksgiving, Mountain House at Muir Beach rents by the week.

Furnishings: Mountain House at Muir Beach is completely furnished. Bed linens & bath towels are provided. Please bring your own beach towels, chairs, umbrellas. No furniture, furnishings, towels or supplies may be taken off site.
An initial supply of bath soap, toilet tissue, dishwashing soap, dishwasher soap, and paper towels are also provided by the owners. Basic house cleaning products are available for use in the home. Additional supplies are the responsibility of the renter.

Rates: The owner/manager will confirm the rental rate at the time of booking – rates are subject to change.

Total charges will include: 1) a cleaning fee, 2) the rental charges, and 3) a 10% visitor occupancy tax on the rental charges.

Rental Payment: 25% of the total rental payment is due upon booking, with the balance due 60 days prior to arrival. If the final payment has NOT been received by our office on the due date, your credit card will be charged. The rental payment consists of the rent, a 10% county tax on the rent, and a cleaning fee. For rentals booked within 60 days of arrival, the total rent is due upon booking.

Payment Methods: cash, check, Visa, and MasterCard.

Pets: Pets are not allowed at Mountain House at Muir Beach.

Smoking: Smoking is strictly prohibited inside Mountain House at Muir Beach. If you choose to smoke outside, we ask that you please keep the area clean, smoke away from open doors and windows and be extra careful as the community is at a high wildfire risk.

Outdoor Barbecuing: Muir Beach is in a high fire risk zone; outdoor barbecuing is strictly prohibited. Beach bonfies may or may not be allowed on Muir Beach, check with the National Park Service if you’d like to host a beach bonfire or barbecue

Use of top floor wood burning stove: Use of the wood burning stove in the living dining room is strictly prohibited. The furnished fuel, logs and kindling are for emergency use only in the event of a 1-plus day power outage.

Minimum age of renter or responsible party: 30 years old.

Large groups or parties: Mountain House at Muir Beach is a privately owned residence designed for a maximum of 6 overnight guests. Large groups are not allowed due to the limitations of the septic system and adverse impacts on the home and the neighbourhood. You are limited to a maximum of 12 persons for day use of the property. Please note that failure to comply with this rule may result in a $500 fine payable from the security deposit guarantee and/or you being required to vacate the property forfeiting the rental amount and cleaning fee.

Damage to the Property: The owner manager of Mountain House at Muir Beach performs a thorough walk-through both before and after each rental to assess the condition of the property and any changes. Upon your arrival, if you find anything broken or out of the ordinary, please call our office to report it; otherwise you may be deemed responsible. As renters, you must assume responsibility for any damage that occurs at the property during your stay. Examples are: stained or damaged carpets/furniture/walls/cabinets/counters/appliances, moving furniture and not putting it back, excessive garbage or garbage/recycle put into the wrong collection bins, broken windows, damage, unwashed dishes/pots/pans.

A credit card must be used for payments and security deposit guarantee. You authorize the Mountain House at Muir Beach’s property owner/manager to bill your credit card for payments indicated for any damages or extra cleaning. In the event extra cleaning or repairs are necessary, invoices will be provided to you for all expenditures.

Cancellation Policy: All rental cancellations must be in writing and may be delivered by email, or mailed to Mountain House at Muir Beach.

Refunds will occur as follows:
Written email or mail cancellation is received by 60 days or more before your Arrival Date: Mountain House at Muir Beach will refund all monies paid less a $75.00 Cancellation Fee.

Written cancellation received at Mountain House at Muir Beach 59 days or less before your Arrival Date: The rent and tax will be held by Mountain House at Muir Beach and forfeit in the event the property cannot be re-rented. Any amounts that we are able to recover as a result of re-renting the property during your contractual rental period will be refunded to you, along with your cleaning fee except for a $75.00 Cancellation Fee.
